Klang industrial areas: Ms Teh's notes on Bukit Raja, Meru, Kapar, Klang Selatan and the port side

Beyond the port, Klang's industrial property is spread across Bukit Raja, Meru, Kapar, Klang Selatan and the older areas near Port Klang. Established industries include food, plastics, metals, building materials and logistics. Options run from terrace factories to multi-acre sites, and a 157-acre Kapar land deal in 2026 shows data-centre interest. Klang is also spelled Kelang.

Klang's industrial areas at a glance

Industrial land in the Klang municipality is concentrated in Bukit Raja, Selat Klang Utara, Pelabuhan Klang Utara, Meru, Klang Selatan, Pandamaran and Kapar. A 2010 EdgeProp review listed the main industries as food, textiles, wood and furniture, paper and printing, transport and logistics, plastics, basic metals and building materials.

  • Bandar Bukit Raja: planned business park by Sime Darby Property, SME plots to large MNC sites.
  • Meru: established industrial zone with NKVE and New North Klang Straits Bypass access.
  • Kapar: established industrial area north of Klang, now drawing large land deals.
  • Klang Selatan and Pandamaran: older industrial areas towards Port Klang.
  • Port-side areas such as Telok Gong are covered on the Port Klang page, and the island on the Pulau Indah page.

Bandar Bukit Raja

Bandar Bukit Raja, developed by Sime Darby Property, was described by EdgeProp in June 2026 as a key industrial growth node in the Klang corridor. Plot sizes range from about 1 acre for SMEs up to 30 to 40-acre sites for multinationals, and Axis REIT bought assets there in 2024.

For a business that ships to customers across the Klang Valley rather than mainly through the port, an estate like this trades port distance for inland reach.

Kapar and Meru

Kapar is an established industrial area north of Klang. In 2026, WG Malaysia VIII, linked to the data-centre operator DayOne, assembled about 157 acres of freehold land there for RM687.89 million. By our calculation that is roughly RM100 psf.

Meru is a highly established industrial zone with access to the NKVE and the New North Klang Straits Bypass, which suits distribution into the wider Klang Valley.

Klang Selatan, Pandamaran and Telok Panglima Garang

Klang Selatan and Pandamaran are older industrial areas between Klang town and Port Klang. Stock there is mostly older factories and warehouses, so condition, power and access vary more from unit to unit.

Telok Panglima Garang is across the district line in Kuala Langat, next to Klang.

Market direction

Deals are still moving: JPPH-registered data shows 286 industrial transfers across Klang and Port Klang, worth RM1.92 billion in total, in the 12 months to July 2026.

For detached factories in Klang and Port Klang, JPPH-registered tenancies had a median of RM1.24 psf a month over the 24 months to July 2026 (246 tenancies), while factoryhub.my's October 2026 asking rents ran at a typical RM1.52 to RM1.90 psf (median RM1.71, 160 listings). Asking rents sit above signed ones.

Port side or inland?

If most of your containers move through Westports, look at Pulau Indah. If you use Northport, the Port Klang side is closer. If your goods go out to customers across the Klang Valley, an inland site near the NKVE, such as Meru or Bukit Raja, may cut more truck time than it adds.
