Setia Alaman Industrial Park: Ms Teh's notes on S P Setia's eco-industrial park beside Bukit Raja

What Setia Alaman is

Setia Alaman is the industrial side of S P Setia's land around Setia Alam and Bukit Raja. The developer's 2024 integrated report lists it first in its eco-industrial portfolio: 399 acres, a gross development value of RM3.09 billion and completion targeted between 2024 and 2029, in the Bukit Raja, Klang and Shah Alam corridor. The same report says S P Setia was in joint-venture talks with international partners to build it up as a hub for light to medium industries.

Setia Alaman is one of three S P Setia eco-industrial parks, with Setia Fontaines in Penang and Tanjung Kupang in Johor, which together make up 1,029 acres. For a buyer in Klang, the point is that this is a developer-managed park still being rolled out, not an old estate with mixed titles.

Setia Alaman is not Setia Alam

The names are one letter apart, and adverts mix them up. Setia Alam is S P Setia's township in Shah Alam, mostly homes and shops. Setia Alaman is the separate industrial park beside it on the Bukit Raja side. When someone offers a factory or a lot "in Setia Alam", ask for the lot number and check which of the two it is, because the council, the land category and the price level differ.

Bukit Raja itself is a mukim of Petaling district that takes in Setia Alam and the older Bukit Raja Selatan industrial area, while Bandar Bukit Raja to the north-west is in Klang. My Bukit Raja notes cover the older estates and the roads in.

What I check before a client buys a Setia Alaman lot

A newer park removes some of the usual Klang problems, but the paperwork still decides whether a lot works for your plant.

• Title and tenure: the category of land use, the express condition and any restriction in interest on the lot you are offered.
• Industry class: the park is positioned for light to medium industry, so a heavy or polluting process needs checking with the council and DOE first.
• Power: the TNB supply available at the lot boundary, and the lead time if you need a substation.
• Phase and handover: which phase the lot is in, when roads and drainage are handed over, and whether the price includes earthworks.
• Registered prices: compare any asking price with the Bukit Raja deals registered with JPPH before you make an offer.
