For a wider choice, fellow CID agent Peter Tan lists Warehouse for rent in Klang and Port Klang on FactoryHub.

Westport side or Northport side

Port Klang has three main areas: Westports and Northport, plus Southpoint. Westports is on Pulau Indah and handled 11.33 million TEU of the port's record 15.14 million TEU in 2025. Northport is on the mainland, about 15 km from Klang town, and handled 3.8 million TEU.

The right side is the one your shipping lines and forwarders use, because every container you move between the wrong terminal and your warehouse adds trucking time and cost. The Westport vs Northport guide compares the two.

Warehouses in the Port Klang Free Zone

The Port Klang Free Zone covers about 1,000 acres on Pulau Indah and is run by PKFZ Sdn Bhd, a subsidiary of the Port Klang Authority. It is used for international cargo distribution, manufacturing and customs administration.

In 2026 its industrial zone covered 384.45 ha, with 254.14 ha leased. Light industrial units are let on 1 to 3 year leases and were about 65% taken. PKFZ has announced plans to convert about 20 acres of these units into open land leases of up to 30 years and to redevelop older blocks into multi-storey and automated warehouses.

A bonded (licensed) warehouse outside the free zone works differently: dutiable goods are held with duty suspended under a Royal Malaysian Customs licence. Decide which regime your goods need before you shortlist buildings.

A warehouse that looks right on paper can still fail on trucks and racking. Walk the site with your operations lead and check these points against your actual volumes.

  • Clear ceiling height for your racking system
  • Floor loading for racking and forklifts

  • Fire protection suited to your stock, and Bomba approval
  • Power supply for cold rooms, chargers or automation

Asking rents and lease terms

No official warehouse rent average is published for Pulau Indah or Port Klang. In October 2026, 153 warehouses listed for rent in Klang and Port Klang typically asked RM1.60 to RM1.90 psf a month (median RM1.80), and 87 units at Westport and on Pulau Indah asked RM1.59 to RM2.00. For comparison, registered factory tenancies of 30,000 to 60,000 sq ft in Klang and Port Klang had a median of RM1.21 psf a month, and RM1.08 from 60,000 sq ft (JPPH, 24 months to July 2026). Treat asking rents as starting points for negotiation.

Deposits, the length of the first term, renewal options, repair obligations and reinstatement are all negotiated. Agree them in writing before you pay a booking fee, and have the tenancy agreement stamped.

Port changes that affect warehouse demand

Westports' concession runs to 2082, and its CT10 to CT17 expansion will lift capacity from 14 million to 27 million TEU. CT10 is expected to start operating in the third quarter of 2028. ECRL cargo services to Port Klang are scheduled for early 2028. Westports container tariffs rose 15% in July 2025 and 10% in January 2026, with a further 5% due in January 2027.

More details are in what the Westports expansion means for industrial property.
