Guides to industrial property in Klang
These guides answer the questions that come up most when a business looks for a factory, warehouse or industrial land around Port Klang: what land actually sells for in Pulau Indah, how Westport and Northport differ, what to check on a leasehold title, and how the Westports expansion changes the area.
Each guide starts with a short answer, then shows the figures and where they come from. Prices are indicative, dated and labelled as transacted or asking, so you can judge them yourself before you talk to an owner, a banker or a lawyer.
- Remaining lease on Port Klang industrial land: reading the expiry, renewal premium and consent
Why most industrial land in Pulau Indah, Westport, PKFZ and Northport is leasehold, how to read the years left, how a Selangor lease extension and its premium work, and what consent and a short lease change.
Most industrial land around Port Klang is leasehold, so count the years left from the expiry date on the title, not from the "99-year" label. In Selangor an owner can apply to extend the lease before it ends; the state decides and charges a premium of 3/4 x 1/100 x approved land value x years added x area for industrial land. Space in PKFZ is rented from PKFZ itself, so there the term in your agreement is what counts.
- Longest state lease
- 99 years (National Land Code s.76)
- Example in Pulau Indah Industrial Park
- 7.31 acres, 99-year leasehold, RM25.2 million (Oct 2025)
- Selangor premium, industrial extension
- 3/4 x 1/100 x approved land value x (new term minus years left) x area
- Applying in Selangor
- PLTP on e-Tanah since 26 Oct 2023
- Consent letter valid

- Renting in Bandar Sultan Suleiman, Port Klang: workers, roads, fire and council checks

If you rent a factory or warehouse in Bandar Sultan Suleiman, beside Northport in Port Klang, expect workers living next door in the public flats and roads shared with a busy residential community, so ask about delivery hours, trailer parking and the fire certificate before you sign. MBDK is the council, the state says the industrial park has no illegal factories, PKNS worker quarters are due in 2028, and registered factory rents had a median of RM1.31 psf a month.

A factory, warehouse or used goods yard in Kapar, Meru, Port Klang or elsewhere in MBDK's area needs an industrial licence from MBDK's Licensing Department. Which Klang district flood mitigation projects are finished, which are still running in Kapar, Meru, Bukit Raja and Pulau Indah, and how to check a site before you sign.
Start with public records, not the listing. Look up the nearest river and rainfall stations on JPS Public Infobanjir, then check whether the area has a Klang district flood mitigation project and its status in the Selangor State Assembly answers. Several are finished, including Sungai Kapar Kecil and Pekan Meru drainage, while the RM219 million Sungai Kapar Kecil and Kapar Besar scheme runs to 2029. Then ask the owner, in writing, whether the unit flooded in December 2021 or since.

- Bukit Raja: Klang council or Shah Alam council?
Bukit Raja Selatan (Seksyen 7) is Shah Alam and MBSA; Bandar Bukit Raja is Klang and MBDK. How to tell which one a factory is under, and what changes.
Bukit Raja is split between two councils. Factories in Bukit Raja Selatan, the Seksyen 7 side near i-City, are in Shah Alam under Majlis Bandaraya Shah Alam (MBSA). Bandar Bukit Raja and the older Bukit Raja industrial area in Klang are under Majlis Bandaraya Diraja Klang (MBDK). The council issues your business licence, handles building and planning matters and bills assessment tax, so confirm it from the title and the assessment bill before you sign.

The timeline for Westports' new terminals, the Carey Island port, ECRL cargo and free zone plans, and what they could mean for warehouses and land nearby.
If you rent or buy near Westports, plan around three dates. Container tariffs rose 15% in July 2025 and 10% in January 2026, with 5% more from January 2027.
