Puncak Alam's Alam Jaya industrial area: Taman Industri Alam Jaya for factory tenants and buyers

Ms Teh Seok Hoon, PEA 4006. Updated

Taman Industri Alam Jaya (Alam Jaya Industrial Park) is an industrial estate in Puncak Alam, Kuala Selangor district, under the Kuala Selangor municipal council (MPKS), not Shah Alam or Klang. Selangor's official list names it in two parts, Taman Perindustrian Alam Jaya and Taman Industri Alam Jaya 2. It is mostly semi-D and detached factories reached by the LATAR expressway. Before signing, check the council licence, fire response and flash flood history.

Key takeaways

  • Taman Industri Alam Jaya is in Puncak Alam, Kuala Selangor district, and the Kuala Selangor municipal council (MPKS) handles its licences, not Shah Alam or Klang.
  • The 2025 Selangor list of industrial areas names two estates here: Taman Perindustrian Alam Jaya and Taman Industri Alam Jaya 2.
  • Units Ms Teh has there are semi-D and detached factories of about 15,700 to 46,400 sq ft, with 200A to 1,200A power, all recorded as medium industry.
  • In a December 2025 factory fire in the estate, the first fire engine came from Bestari Jaya, about 25 km away; a Puncak Alam fire station was requested in 2019.
  • Flash floods hit parts of Puncak Alam, including around Alam Jaya, in August 2026: ask about water entry and look at the site after heavy rain.

Where Taman Industri Alam Jaya is, and who governs it

Taman Industri Alam Jaya, often called Alam Jaya Industrial Park or TIAJ, is in the Alam Jaya part of Puncak Alam, a township in Kuala Selangor district. Many sale and rent notices describe it as Shah Alam because that is the nearest big town, but the address is not in Shah Alam and not in Klang. That matters the day you apply for a business licence, submit renovation plans or pay assessment.

Selangor's 2025 list of industrial areas by local authority, tabled in the state assembly, puts two Alam Jaya estates under Majlis Perbandaran Kuala Selangor (MPKS): Taman Perindustrian Alam Jaya and Taman Industri Alam Jaya 2, both listed under the locality Puncak Alam. The same list places Pusat Perindustrian Samanja and Eco Business Park in Puncak Alam under MPKS as well. Being on that official list is a useful first check that the area is planned for industry; your lawyer still confirms the land use condition on the title of the unit you choose.

For registered prices, JPPH files Alam Jaya deals with the rest of Ijok and Puncak Alam, so the figures you will see are for that wider area, not for the estate alone. FactoryHub keeps a Taman Industri Alam Jaya park page with the estate profile and what is on the market there.

Getting trucks and staff in and out

The main expressway for Puncak Alam is the Kuala Lumpur to Kuala Selangor Expressway, known as LATAR, which has a Puncak Alam interchange next to the Ijok interchange. In 2024 The Star reported bridge works on that stretch for a new Eco Business Park V interchange built by Eco World, and Malay Mail noted that the detour ran via the Puncak Alam interchange and Jalan Kuala Selangor towards Ijok, Kuala Selangor and the West Coast Expressway (WCE). So trucks from Alam Jaya have LATAR towards Rawang and Kuala Lumpur, and the old Jalan Kuala Selangor as a second way out.

For a distribution or manufacturing tenant, the practical questions are the ones you check on site: whether a 40 ft trailer can turn inside the lot or has to reverse in from the estate road, whether the road in front of the unit is wide enough for lorries to wait without blocking neighbours, and how long the run to your main customers and to Port Klang takes at the hours your trucks actually move. Drive the route at those hours before you commit; this site does not quote travel times because they change with traffic and roadworks.

Staff are the other half of access. Puncak Alam is a large residential township, which helps when you hire locally, but ask the landlord where existing tenants park staff cars and motorcycles, because many units use the front yard for loading.

What the factories look like, and which operations fit

The units Ms Teh has in Alam Jaya are semi-detached and detached factory warehouses. Built-up areas run from about 15,700 sq ft for a semi-D to 46,400 sq ft for a large detached unit. Power supplies recorded on them run from 200A to 1,200A, and every one of them is recorded as medium industry. The units for sale are leasehold; ask for the lease expiry on each title.

Ceiling height varies more than size. Several detached units have about 40 to 42 ft at the apex, which suits racking and tall machinery, while some semi-D units have only about 12 ft at the apex, which limits them to storage of low stacks, workshops or light assembly. One example is a detached unit of 38,161 sq ft with a 1,200A supply, at the heavy end of the power range; another is a semi-D for sale of 15,735 sq ft with a 41 ft apex and 300A.

Match the unit to the operation, not the other way round. Work out your connected load with the factory power calculator before you view, because raising supply from 200A to 600A or more means a TNB application and cost. Ask for the floor loading in writing if you plan heavy racking or presses: on the units where it is recorded it is 1 to 2 tonnes per square metre.

Fire response: what the December 2025 fire showed

On 13 December 2025 a plastics factory in Taman Industri Alam Jaya was destroyed by fire. Astro Awani quoted the Selangor fire department: the emergency call came in at 11.53 am and the first engine, from the Bestari Jaya fire station about 25 km away, arrived at 12.27 pm. Crews from Kapar, Kota Anggerik, Rawang, Batu Arang and Petaling Jaya joined, 35 officers in all, and the fire was under control at 1.30 pm with no casualties.

A fire station for Puncak Alam has been on the list for years. In a 2019 written answer to the Selangor state assembly, the fire department said it had applied for a new station under the 11th Malaysia Plan rolling plan for 2020, on a 3-acre reserve inside an Eco World project reached from Persiaran Mokhtar Dahari, chosen so that crews could reach Bandar Puncak Alam, Taman Industri Alam Jaya and nearby areas within 10 minutes. In August 2026 Bernama still reported Puncak Alam being covered by a crew from Bestari Jaya.

For an occupier this means your own fire protection carries more weight: check that the hose reels, extinguishers and any sprinklers work and are serviced, that the unit's fire certificate position is clear before you store anything combustible, and tell your insurer exactly what you will store. Plastics, packaging and chemicals deserve the closest look.

Flash floods in August 2026

Puncak Alam sits on higher ground than the Klang port belt, but it is not free of flash floods. On 14 August 2026, after about an hour of heavy rain, Bernama reported water about 0.3 metres deep on Jalan Persiaran Puncak Alam 6, with no evacuations. Kosmo reported flooding at several spots including around Alam Jaya, with vehicles stuck for about an hour.

Short, sharp floods like these rarely enter a factory with a raised floor, but they stop trucks and staff and can push water into low loading bays and guardhouses. Ask the landlord and neighbouring tenants whether water has entered the unit or the yard, look at the drains in front of the lot, and if you can, visit after a heavy afternoon storm. The wider checklist is in her guide on flood checks for a factory or warehouse.

Licences and plans go to Kuala Selangor council

Because Alam Jaya is under MPKS, your business licence, signboard and any renovation or extension plans go to Kuala Selangor, not to the Klang council (MBDK) or Shah Alam (MBSA). If you are moving from Klang, the rules you know from MBDK's industrial licence are a guide to the kind of questions asked, but the forms, fees and conditions are MPKS's own.

MPKS's client charter for business licences gives two tracks: an instant licence decided within 24 hours of application, and a risk licence decided within 45 days after it is confirmed at a council meeting. Factories and warehouses with machinery, storage of goods or many workers are usually handled as the second kind, so build that time into your move date and ask the landlord whether the previous tenant held a licence for a similar activity.

Before you sign, ask for the certificate of completion and compliance (CCC) or certificate of fitness for the building as it stands now, including any extension. Unapproved extensions are a common reason a licence application stalls.

Registered prices and rents around Alam Jaya

JPPH-registered transactions for Ijok and Puncak Alam, compiled by FactoryHub, cover the 24 months to August 2026. Semi-detached factories sold at a median RM3.3 million, RM225 psf of land, from 13 deals. Detached factories sold at a median RM7.5 million, RM192 psf of land, from 13 deals. Factory rents had a median of RM1.52 psf a month across 52 registered tenancies: RM2.21 psf for semi-D factories (14 tenancies) and RM1.47 psf for detached factories (13 tenancies).

These figures are for the wider Ijok and Puncak Alam area, and the most active park in that data is Eco Perindustrian V, so treat them as a range rather than an Alam Jaya price. Sale psf is per square foot of land, not built-up. The full tables are on FactoryHub's Ijok and Puncak Alam transaction page.

Ms Teh can arrange viewings of semi-D and detached units in Alam Jaya and the rest of Puncak Alam, and send the specifications that matter for your operation.

Questions buyers and tenants ask

Is Alam Jaya Industrial Park the same as Taman Industri Alam Jaya?

Yes. Alam Jaya Industrial Park and TIAJ are everyday names for the estate. On Selangor's official list it appears as two estates, Taman Perindustrian Alam Jaya and Taman Industri Alam Jaya 2, both in Puncak Alam.

Do I deal with Shah Alam council for a factory in Alam Jaya?

No. Alam Jaya is under Majlis Perbandaran Kuala Selangor (MPKS). Business licences, signboards and building plans go to MPKS, even though many notices describe the area as Shah Alam.

How long does an MPKS business licence take?

MPKS's client charter says instant licences are decided within 24 hours and risk licences within 45 days after confirmation at a council meeting. Most factory and warehouse uses fall in the second group.

Is there a fire station in Puncak Alam?

A new station was requested in 2019 for a 3-acre site in Puncak Alam. In the December 2025 fire at Alam Jaya the first engine came from Bestari Jaya, about 25 km away, and in August 2026 Bernama reported Bestari Jaya crews covering the area.

Does Taman Industri Alam Jaya flood?

Flash floods were reported around Alam Jaya on 14 August 2026 after about an hour of heavy rain, with roads under about 0.3 metres of water nearby. Ask about water entry for the specific unit and check its drains.

Where do I find registered prices for Alam Jaya?

JPPH records Alam Jaya deals under Ijok and Puncak Alam. FactoryHub's Ijok transaction page shows the 24-month medians, for example semi-D factories at RM3.3 million, RM225 psf of land, from 13 deals.
