Puncak Alam's Eco Business Park V (EBP 5): the five gates, roads, council and what to check

Ms Teh Seok Hoon, PEA 4006. Updated

Eco Business Park V (EBP V or EBP 5, recorded by JPPH as Eco Perindustrian V) is EcoWorld's leasehold industrial park in Puncak Alam, launched in 2017 beside the Eco Grandeur township. It has five gates, is reached by LATAR Exit 2502 and falls under the Kuala Selangor council. EcoWorld's page marks most products sold out, so expect to deal mostly with existing owners.

Key takeaways

  • EBP V, EBP 5 and Eco Perindustrian V are one park: EcoWorld's leasehold estate in Puncak Alam, launched in 2017.
  • East Gate holds built units, West, North and Central Gates are mainly land lots and factories, and South Gate has bigger lots plus semi-detached factories still being built.
  • LATAR Exit 2502 opened in November 2025 and has charged tolls since 7 August 2026, RM3.45 for vehicles with three axles or more.
  • On the units Ms Teh has there, floor space grows much faster than power: 100A to 250A from about 3,900 to 127,760 sq ft, so work out your load first.
  • Plans and licences go to the Kuala Selangor council (MPKS), not Shah Alam or Klang, and a data centre is under construction inside the park.

What Eco Business Park V is, and who is behind it

Eco Business Park V, often written EBP V or EBP 5, is an industrial park in Puncak Alam, Kuala Selangor district, next to EcoWorld's Eco Grandeur township. The Edge reported its launch in September 2017 as a leasehold development. The developer company is Paragon Pinnacle Sdn Bhd, which began as a joint venture with the Employees Provident Fund (EPF). In February 2025 The Edge reported that Eco World Development Group Bhd (EcoWorld) had bought the EPF's 40% stake, so the park is now wholly EcoWorld's.

The park goes by several names, so search all of them. JPPH records it as Eco Perindustrian V, which is how it appears on FactoryHub's Eco Business Park V data page. Selangor's 2025 list of industrial areas calls it Eco Business Park, Puncak Alam. It is a different place from Eco Business Park 7, which is in Port Dickson, Negeri Sembilan.

The size you read depends on the date. The Edge gave 723.7 acres in May 2023, EcoWorld's park page says 769 acres, and EcoWorld's November 2025 statement says 840 acres, which matches the 339.93 hectares in The Sun. None of these sources explains the change. For your deal, the only area that counts is the one on your title.

EcoWorld reported 416 factory lots and units completed by November 2025. A July 2025 feature in The Star, sponsored by the developer, put the number of companies above 400 and named EB Frozen Food, Baosteel Malaysia, GoldenHome and SKB Shutters Manufacturing among them. EcoWorld's page describes the park as built for logistics, light manufacturing, e-commerce, warehousing and distribution.

The five gates: what each one holds

EBP V is planned as five gates. The acreages below are from The Edge in May 2023, before the total changed, so treat them as a guide to scale. When this guide was written on 2 November 2026, EcoWorld's park page labelled the East, North, West and South Gate products sold out and showed Central Gate industrial land, a 4-acre plot, as limited units. So most people looking now will rent or buy from an existing owner. Confirm what is left with EcoWorld's gallery on Persiaran Mokhtar Dahari before you rule out a direct purchase.

The same page reports site progress at 30 June 2026: the Central Gate cluster factories and The Rubix Space were complete, while the South Gate semi-detached factories were at the structural stage. If you have a move date, ask for the handover date in writing.

  • East Gate (130.4 acres): standard-built units for small and medium firms. The developer's 2025 feature lists service, cluster, semi-detached and detached factories. EcoWorld said in March 2024 that it was fully completed and over 90% occupied.
  • West Gate (117.35 acres): industrial land, with 16 lots of 3 to 20 acres reported in 2023, plus The Rubix Space, single-storey units on 80 ft by 80 ft with a built-up of 4,700 sq ft.
  • North Gate (112.85 acres): customisable factory lots from 1 acre, which can be combined.
  • Central Gate (270.8 acres): the widest mix. The Edge reported 37 industrial lots of 1 to 6 acres and 84 factories with built-ups up to 7,016 sq ft. Cluster factories here sit on 60 ft by 100, 120 or 130 ft.
  • South Gate (92.3 acres): EcoWorld pitched it in 2024 at medium and large firms, with land and built-to-suit from 5 acres to 20 acres and beyond. It now also has semi-detached factories on 75 ft by 205 ft.

Roads and tolls: Exit 2502 changed the daily run

The Eco Grandeur Interchange on the Kuala Lumpur to Kuala Selangor Expressway (LATAR) opened on 11 November 2025. EcoWorld says the RM200 million project gives direct access to the park through Exit 2502, includes road widening and should ease traffic on Jalan Meru Tambahan. EcoWorld's location map also shows the Puncak Alam interchange.

The exit was toll-free for more than eight months. Collection began on 7 August 2026, and Sinar Harian reported RM1.15 for Class 1, RM2.30 for Class 2 and RM3.45 for Class 3. On LATAR's notice, Class 2 means two axles with five or six wheels, and Class 3 means three axles or more. Add it to your trucking cost if your lorries will use this exit every day.

EcoWorld's page gives 35 km to Port Klang, 21 km each to Klang, Shah Alam, Rawang and Sungai Buloh, 44 km to Kuala Lumpur and 27 km to Subang Airport. The developer's feature in The Star gives 9 km to the North-South Expressway at Exit 115 Rawang South. These are the developer's figures, and this site does not quote travel times because they change with traffic. If containers run to Port Klang daily, drive the route at your trucks' hours, and check on site whether a 40 ft trailer can turn inside the lot or has to reverse in from the estate road.

What the units look like, from the launch specs to her records

At launch, The Edge reported cluster factories from 3,795 sq ft on 60 ft by 130 ft and semi-detached factories of 7,870 sq ft on 80 ft by 200 ft, with a floor load of 10 kN per square metre and an 8 m ceiling. Those numbers still show in the units Ms Teh has on record there, listed below. Floor load is not recorded on every unit.

The pattern to notice is that floor space grows much faster than power. A 32,000 sq ft semi-detached unit is recorded with the same 200A as a 7,900 sq ft one. That can work for storage and distribution, but a plant with ovens, compressors or presses may need more. Work out your connected load with the factory power calculator before you view. EcoWorld lists a high-tension supply among the park's facilities, and some other units in the park carry more, but what matters is what is connected to your unit today, so ask to see the current supply and a recent bill.

On class, the smaller units she has are mostly recorded as light industry and the detached and larger ones as medium industry; none is recorded as heavy. That is a record of her units, not a rule for the park, so check your own activity with the council.

  • Cluster factories of about 3,900 to 4,200 sq ft: 150A, 26 ft eave, 1 tonne per square metre, light industry.
  • A 4,700 sq ft link unit: 100A, 26 ft eave, 1 tonne per square metre, light industry.
  • Semi-detached factories of about 7,900 sq ft: 200A, 26 ft eave, 1 tonne per square metre, mostly light industry.
  • Detached factories of about 9,800 to 11,400 sq ft: 200A, 26 ft eave, 1 tonne per square metre, medium industry.
  • Larger semi-detached factories of about 31,900 to 32,700 sq ft: 200A, 39 ft eave, 3 tonnes per square metre, medium industry. One example is a 32,000 sq ft unit for rent.
  • A logistics building of 127,760 sq ft: 250A, 39 ft apex, 4 tonnes per square metre, 10 loading bays, medium industry.

Council, licences and the lease

Selangor's 2025 list places Eco Business Park, Puncak Alam under the Kuala Selangor council, Majlis Perbandaran Kuala Selangor (MPKS). A 2026 feature in The Star puts the neighbouring Eco Grandeur in Mukim Ijok, Kuala Selangor district. So plans, business licences and assessment go to MPKS, not to Shah Alam or Klang, even when a sale or rent notice mentions Shah Alam.

MPKS's client charter gives two tracks: an instant licence decided within 24 hours of application, and a risk licence decided within 45 days after confirmation at a council meeting. Ask which track your activity falls under and build that time into your move date. Her guide on Taman Industri Alam Jaya deals with the same council.

EcoWorld has described a one-stop service for utility connections, licensing, tax incentives and financing. If you are renting or buying from an existing owner rather than from EcoWorld, ask whether that help applies to you.

Titles are leasehold: The Edge reported the development as leasehold at launch, and every unit she has for sale there is recorded as leasehold. Ask for the remaining lease on the title of the exact unit, and read her guide on buying a leasehold factory. Before you sign, ask for the certificate of completion and compliance (CCC) covering the building as it stands today, including any extension.

On-site questions: the data centre, flood, fire and park rules

A data centre is being built inside the park. The Edge reported in February 2025 that EcoWorld agreed to sell 58.187 acres to Pearl Computing Malaysia, an affiliate of Google, and to build and lease data centres to it on another 92.44 acres, about 150 acres together. EcoWorld's results record that land sale as completed in the quarter to January 2026. Business Today quoted RHB Research in July 2026 saying construction was at peak, with two data halls finishing progressively in the second half of 2027. None of the reports read for this guide says how the works affect neighbouring units, so ask which roads the construction lorries use and visit on a weekday.

Bernama reported flash floods in parts of Puncak Alam on 14 August 2026 after about an hour of heavy rain, with water about 0.3 m deep on Jalan Persiaran Puncak Alam 6. The reports read for this guide do not name Eco Business Park V, which is not proof that it stays dry. EcoWorld says it has done flood-mitigation works along Jalan Meru Tambahan and Persiaran Mokhtar Dahari. Ask the landlord and neighbouring tenants whether water has entered the unit or yard, and use her flood checks guide.

In a 2019 state assembly answer, the fire department proposed a new Puncak Alam station on a 3-acre reserve inside an Eco World project, reached from Persiaran Mokhtar Dahari. Bernama's August 2026 report still had a crew from Bestari Jaya covering the area, and no report of a new station opening turned up for this guide. Ask where the nearest crew is now, keep your hose reels and extinguishers serviced, and tell your insurer exactly what you store.

The developer's 2025 feature describes gated precincts, 24-hour surveillance, on-site management by Neighbourhood Property Management Services and worker housing run by M Jaya Management. Get the details for your own unit: whether it sits inside a gated precinct, what the management charge covers, and the rules on trailer parking, renovation and signboards. Homes at Eco Grandeur are next door, so raise noise, odour or effluent with the council early if your process produces any.

Where to check registered prices and rents

This guide does not quote prices or rents, because they vary by gate, unit type and lease. For recorded deals, use FactoryHub's Ijok and Puncak Alam transaction page, which compiles JPPH-registered sales and tenancies; JPPH files this park's deals as Eco Perindustrian V. Sale prices per sq ft there are on land area, so compare cluster with cluster and semi-detached with semi-detached.

Ms Teh can arrange viewings of units in Eco Business Park V and send the specifications that matter for your operation.

Questions buyers and tenants ask

Where exactly is Eco Business Park V?

In Bandar Puncak Alam, Kuala Selangor district, next to the Eco Grandeur township. EcoWorld's gallery for the park is on Persiaran Mokhtar Dahari, postcode 42300. By expressway, take Exit 2502 on LATAR, which opened in November 2025. EcoWorld's page gives 21 km to Shah Alam and 35 km to Port Klang.

Is EBP 5 the same as Eco Business Park V and Eco Perindustrian V?

Yes. EBP 5 and EBP V are short forms, and Eco Perindustrian V is the name JPPH uses in its records. Selangor's 2025 list just says Eco Business Park, Puncak Alam. Eco Business Park 7 is a different EcoWorld park, in Port Dickson, Negeri Sembilan.

Can I still buy a unit directly from EcoWorld?

On 2 November 2026 its page labelled most products sold out and showed Central Gate land as limited units, while the South Gate semi-detached factories were at the structural stage at the end of June. Ask the gallery what remains. Otherwise you will be dealing with an owner who is selling or renting out a unit.

Is Eco Business Park V freehold or leasehold?

Leasehold. The Edge reported it as a leasehold development at launch in 2017, and the sale units Ms Teh has there are all recorded as leasehold. Ask for the title of the exact unit and have your lawyer check the remaining lease.

How much is a factory in Eco Business Park V?

This guide does not quote a figure, because it depends on the gate, unit type and lease. FactoryHub's Eco Business Park V page shows JPPH-registered deals, with sale prices per sq ft on land area.

Is there a data centre in Eco Business Park V?

One is under construction. EcoWorld is building data centres on 92.44 acres to lease to Pearl Computing Malaysia, and sold it a further 58.187 acres. A 2026 feature in The Star gives the target as the second half of EcoWorld's 2027 financial year, so expect construction traffic until then.
