Pulau Indah and Westport, Klang: Ms Teh's notes on the estates, roads, tenure and land prices

Pulau Indah (formerly Pulau Lumut) is the island in Klang district where Westports sits. Its industrial land is in Pulau Indah Industrial Park (about 3,500 acres, leasehold), the Port Klang Free Zone and the newer SBB Industrial Park. Occupiers are mainly logistics, food, halal, chemical and port-linked manufacturing companies.

Where Pulau Indah is and who operates there

Pulau Indah, formerly called Pulau Lumut, is an island in Klang district with about 20,000 residents. Westports, the larger of Port Klang's container ports, is on the island, and a 2018 EdgeProp feature put it about 25 km from Klang town.

Industry here is tied to the port. A 2018 report described the island's industries as food processing, pharmaceuticals, cosmetics and halal products. The developer of Pulau Indah Industrial Park lists occupiers including IKEA, the Royal Malaysian Customs, MISC Integrated Logistics, Federal Flour Mills, Central Sugars Refinery, Mewah Oils, POSCO (M) and Pos Malaysia.

Road and rail access

Two highways serve the island. The Pulau Indah Expressway (Federal Route 181) extends the Shah Alam Expressway (KESAS) past Pandamaran. The South Klang Valley Expressway (SKVE, E26) runs 51.7 km from the Pulau Indah interchange to Putrajaya and UNITEN in Kajang, crossing the 1.7 km Selat Lumut bridge and the Pulau Carey to Sungai Langat bridge. Its last section opened on 1 October 2013, giving Westports a direct link to Putrajaya.

The KTM line onto the island carries cargo only. The ECRL is due to start cargo operations in early 2028, and the 25 km spur from Jalan Kastam to Northport and Westports has been upgraded to double track.

The industrial estates on the island

Pulau Indah Industrial Park is the main estate. Central Spectrum, a subsidiary of Kumpulan Hartanah Selangor, began it in 1994; it covers about 3,500 acres next to Westports and is developed in phases, including the Selangor Halal Hub.

The Port Klang Free Zone covers about 1,000 acres on the island and is run by PKFZ Sdn Bhd, a Port Klang Authority subsidiary. Space is taken on lease, including light industrial units on 1 to 3-year terms.

SBB Industrial Park, formerly Selangor Bio Bay, is Central Spectrum's newer park: about 1,000 acres of sea-fronting land planned in three precincts over 25 years. Its first phase of 40 lots is on sale for light and medium industry such as F&B, processing, logistics, warehousing, manufacturing and packaging. Its tenure is not confirmed in public sources, so check each title.

Pulau Indah Industrial Park (Taman Perindustrian Pulau Indah): phases 1, 2 and 3

According to a January 2018 EdgeProp feature, Phase 1 is mostly heavy industry and was sold out. Phase 2 was designed as the Selangor Halal Hub and was also sold out. Phase 3 was released in sub-phases 3A, 3B and 3C, with 3C launched in 2016 at about RM60 psf. More than 500 companies operated in the park as of 2016.

Because the earlier phases were reported sold out, buying or renting there usually means dealing with existing owners: resale lots, built factories and warehouses, or units offered for lease.

Official names, roads and the Sungai Pinang addresses

Selangor's 2025 list of industrial areas does not use one name for the park. Under Klang district (MBDK) it lists Kawasan Perindustrian Pulau Indah (Phase 1, 3A, 3B, 3C and SBB Precinct 1 and 3), the Selangor Halal Hub (Phases I, II and III), Taman Industri Pulau Indah Fasa 3, Kawasan Perindustrian West Port, the Port Klang Free Zone, Selangor Bio-Bay Precinct 1A and Costa Lagenda Industrial Park, all with Pulau Indah as their locality. Company addresses in the state's list of approved manufacturing projects use Taman Perindustrian Pulau Indah and postcode 42920 Pulau Indah.

Many of the park's roads are named after Kampung Sungai Pinang, one of the island's four villages with Perigi Nenas, Sungai Kembong and Teluk Nipah. So a "Sungai Pinang, Klang" address is often a factory on a Jalan Sungai Pinang 4/x road inside the park or the Halal Hub, for example Jalan Sungai Pinang 4/7/KS11 (frozen bakery) or Jalan Sungai Pinang 4/21/KS11 in Phase 2C, the Selangor Halal Hub (cooking oil), not a separate industrial estate. Ms Teh files units on these roads under Pulau Indah.

Tenure and indicative prices

Brickz, which draws on stamp-duty records, labels Pulau Indah Industrial Park a leasehold project, and all its recorded 2025 to 2026 transactions are leasehold. In October 2025 Colform bought a 7.31-acre plot on a 99-year lease for RM25.2 million, about RM79 psf by our calculation. Not every lot necessarily has the same lease term, so check the title.

Indicative land prices: three PIIP vacant-land transactions between March 2025 and February 2026, on plots of 1.1 to 1.6 acres, had a median of RM95 psf (range RM87 to RM101 at the quartiles). Across a wider set, JPPH-registered industrial land deals in Pulau Indah, Westport and PIIP had a median of RM82 psf of land (30 deals in the 24 months to July 2026), and factoryhub.my's October 2026 search for Pulau Indah industrial land showed typical asking prices of RM56 to RM85 psf (median RM71, 62 listings). For comparison, PIIP Phase 3C launched at about RM60 psf in 2016.

The Pulau Indah industrial land price guide breaks these figures down, and the leasehold buying guide covers what to check on the title.

What is changing around the island

Westports is building CT10 to CT17, which will raise capacity from 14 million to 27 million TEU; CT10 is expected to open in 2028. The Cabinet approved a third Port Klang terminal on Carey Island, next to Westports, in 2026, to be built in phases over about 20 years. PKFZ plans to convert about 20 acres of light industrial units into open-land leases of up to 30 years.

Costs are moving too: Westports container tariffs rose 15% in July 2025 and 10% in January 2026, with 5% more due in January 2027. The CT10 to CT17 guide has the dates.

The quickest way to a shortlist is a clear brief: land or built-up size, power supply in amps, clear height, floor loading, whether you need container truck access, buy or rent, and your move-in date.
