What is on the market

Warehouses for sale near the port are concentrated in Pulau Indah Industrial Park, next to Westports, where occupiers include MISC Integrated Logistics, YTL Industries and IKEA. Smaller warehouses come up on the mainland around Port Klang and in Klang.

Bandar Bukit Raja in Klang is a planned business park with plots from about 1 acre for SMEs up to 30 to 40 acres for large users. Axis REIT bought assets there in 2024, which shows institutional interest in the corridor.

Recent sale prices

Brickz records 9 built industrial sales in Pulau Indah Industrial Park between June 2025 and April 2026, with a median of about RM221 psf. That psf mixes land and built-up area, so compare the totals. The two large warehouse sales worked out to about RM128 and RM130 psf of land.

Across Klang and Port Klang, 9 warehouse sales registered with JPPH in the 24 months to July 2026 had a median price of RM17.66 million, or RM130 psf of land, typically RM14.63 million to RM36 million.

  • Warehouse on 2.8 acres: RM15.5 million (Jun 2025)
  • Warehouse on 2.6 acres: RM14.63 million (Nov 2025)

Checks before you buy

For a leasehold warehouse, the remaining lease drives resale value and financing. Many leasehold titles also carry a restriction in interest that requires state consent for the transfer, which adds time before completion. The leasehold buying guide covers this in detail.

If you plan to lease the warehouse out, check what logistics tenants ask for: clear height, floor loading, loading bays, hardstand and truck turning space. A building that fails on these will take longer to let.

  • Title, tenure, expiry date and any restriction in interest
  • Land use category and express conditions
  • Power supply and substation
  • CCC and Bomba approvals for the building as built
  • Existing tenancy, if any: rent, term and renewal rights

Stamp duty and other costs

Transfer stamp duty is charged on the price or market value, whichever is higher, on the scale below. On a RM15.5 million warehouse it comes to RM604,000: RM24,000 on the first RM1 million and 4% on the remaining RM14.5 million.

Add legal fees for the sale and purchase agreement and loan documents, plus valuation fees if you borrow.

  • First RM100,000: 1%
  • RM100,001 to RM500,000: 2%
  • RM500,001 to RM1,000,000: 3%
  • Above RM1,000,000: 4%

Demand drivers

Port Klang handled a record 15.14 million TEU in 2025, and Westports' CT10 to CT17 expansion will lift its capacity from 14 million to 27 million TEU, starting with CT10 in 2028. ECRL cargo services to Port Klang are due in early 2028. In the 12 months to July 2026, JPPH-registered data recorded 286 industrial transfers in Klang and Port Klang worth RM1.92 billion.

Questions buyers and tenants ask

How much does a warehouse cost in Pulau Indah?

Two large warehouses in Pulau Indah Industrial Park sold for RM15.5 million on 2.8 acres (June 2025) and RM14.63 million on 2.6 acres (November 2025), according to Brickz.

How much stamp duty is payable on a RM15 million warehouse?

RM584,000: RM24,000 on the first RM1 million under the 1% to 3% bands, plus 4% on the remaining RM14 million.

Leasehold or freehold: which should I buy?

Freehold has no expiry, while leasehold land returns to the state when the lease ends and may need state consent to transfer. Leasehold can still suit an operator if enough years remain for your plans and your bank. In Pulau Indah Industrial Park, recorded titles are leasehold.

Can foreigners buy industrial property in Selangor?

Yes, but a foreign buyer or foreign-controlled company needs state approval, and the state sets minimum price thresholds for foreign purchases. The thresholds and conditions change from time to time, so confirm the current rule with your lawyer before you sign anything.

Can I buy a warehouse and lease it to a logistics company?

Yes. Check that the specs match what logistics tenants need (clear height, floor loading, loading bays, truck access) and that the building's approvals cover warehousing. If the property comes with a tenant, review the existing tenancy before you buy.
