Where Puncak Alam is, and how trucks get out

Puncak Alam is a township in Kuala Selangor district, about 20 km northwest of Shah Alam. It grew out of a FELDA oil palm holding from the late 1990s, and later parcels were developed under their own names, such as Alam Perdana, Alam Jaya and Eco Grandeur. It is not part of Klang: the local authority is the Kuala Selangor municipal council, and titles are in Mukim Ijok.

Road access is by the Kuala Lumpur to Kuala Selangor Expressway (LATAR), which has a Puncak Alam interchange, the Guthrie Corridor Expressway (GCE) and the Damansara to Shah Alam Elevated Expressway (DASH). The Star reported Eco Business Park V as about 35 km from Port Klang via the West Coast Expressway and 9 km from the North-South Expressway at Rawang South. There is no rail line in the township.

Puncak Alam's industrial parks

Eco Business Park V (EBP V, also called Eco Perindustrian V) is EcoWorld's 769-acre park, launched in 2017 in five precincts: East Gate and West Gate are completed and sold, North Gate and Central Gate have 1 to 3-acre plots, and South Gate offers land from 20 acres. The Star reported more than 400 companies in the park by July 2025. Units range from cluster and semi-D factories to detached factories on their own lots.

Alam Perdana Industrial Park, by LBS Bina, covers about 95 acres with 333 terrace, semi-D and detached factories on individual leasehold titles, planned for light and medium industry. Taman Industri Alam Jaya (Alam Jaya Industrial Park, often shortened to TIAJ) is an estate of multi-storey semi-D and detached factories in the Alam Jaya part of the township; Selangor's official list of industrial areas names it in two parts, Taman Perindustrian Alam Jaya and Taman Industri Alam Jaya 2.

That 2025 state list puts four industrial areas in Puncak Alam under the Kuala Selangor council: Pusat Perindustrian Samanja, Taman Perindustrian Alam Jaya, Taman Industri Alam Jaya 2 and Eco Business Park. Alam Perdana Industrial Park, launched in 2024, is not on it yet, so ask your lawyer to confirm the industrial land use condition on the title of any unit there, as you would anywhere.

Alam Perdana Industrial Park

Alam Perdana Industrial Park is LBS Bina's industrial park in Bandar Puncak Alam, part of its Alam Perdana township in Mukim Ijok, Kuala Selangor district. The developer's sales gallery is on Persiaran Alam Perdana, 42300 Puncak Alam. The park covers about 95 acres of flat land with 333 units for light and medium industry, each on an individual leasehold title. The developer lists direct access to the DASH highway and puts Port Klang 37 km away and Shah Alam 32 km away.

It was launched in April 2024 and its first phase had sold out by June 2024. Phase 2 offered 96 terrace factories of 3,093 sq ft (26 x 80 ft) and 116 semi-detached factories of 6,003 sq ft (70 x 150 ft); NST reported prices from RM3.75 million, about RM562 psf, at that launch. Phase 3, launched with KLM Land in August 2025, has 19 build-to-suit units of 14,114 to 73,437 sq ft built-up on 0.6 to 2.4 acres, from RM11.3 million, with 12 m ceilings and a floor loading of 3 tonnes per square metre. The Edge reported that 73% of the 212 units in Phases 1 and 2 had been sold by August 2025, and completion is slated for 2027.

The developer's specification gives terrace factories a 100A main switch (60A for the smallest units) and semi-detached factories 200A, with production floors rated at 10 kN/m² for the terrace units. These are launch figures and prices, not resale prices: as units are handed over, compare them with the registered Puncak Alam deals below.

Rent per sq ft falls as units get larger, so compare a unit with others of similar size and type. See factories for rent and warehouses for rent for units in Klang as well.

Puncak Alam or Klang?

Puncak Alam suits operations that want a newer building in a planned park, with LATAR and GCE links towards Rawang, Sungai Buloh and the north. If most of your containers go through the port, sites in Kapar, Meru or Westport are closer to the terminals; if your customers are spread across the Klang Valley, Bukit Raja sits on the NKVE.
