Where Pandamaran is and how it connects

Pandamaran is a town in Klang district, right next to Port Klang and under the Klang Royal City Council (MBDK). It began as a Chinese New Village built in 1950 during the Malayan Emergency and grew into one of Klang's main industrial zones.

The town is the western end of the Shah Alam Expressway (KESAS), which runs east towards Shah Alam and Kuala Lumpur, and the Klang-Banting Highway runs along its eastern edge. Roads from here lead to Northport and Port Klang town, and south past Telok Gong to Pulau Indah and Westports. The nearest rail stations are KTM Port Klang and Jalan Kastam.

The industrial estates in Pandamaran

Pandamaran's industrial stock is older and smaller-lot than the newer parks on Pulau Indah. Sobena Jaya, along Jalan Selat Selatan, is mostly terrace factories of about 2,000 to 4,500 sq ft of land, many of them freehold. Cempaka Emas Industrial Park sits on the same road and has some detached factories.

Kawasan Industri Kampung Idaman, around Jalan Perusahaan 24 and Jalan Perindustrian 27, is leasehold, with semi-detached factories and industrial plots. Taman Perindustrian Pandamaran, also written Pandamaran Industrial Estate, mixes warehouses and factories of different tenures. In Kampung Bharu Pandamaran, which in NAPIC records takes in Jalan Petai, a large leasehold warehouse changed hands in 2025.

Taman Perindustrian Pandamaran (Pandamaran Industrial Estate)

Taman Perindustrian Pandamaran, also written Pandamaran Industrial Estate or Kawasan Perindustrian Pandamaran, is one of the older estates in the town. A FactoryHub listing there puts it about 5 minutes from KESAS, 15 minutes from Northport and 20 minutes from Westports. Tenure differs from unit to unit: of seven Pandamaran factories for rent on FactoryHub in October 2026, five were leasehold and two freehold.

In October 2026 a freehold warehouse of 9,540 sq ft on 10,538 sq ft of land in the estate was listed for rent at RM16,800 a month, or RM1.76 psf of built-up. That is an asking rent. JPPH-registered tenancies for 3,000 to 10,000 sq ft factories in Pandamaran had a median of RM0.99 psf, about RM6,000 a month (7 tenancies in the 24 months to July 2026).

For buyers, JPPH-registered factories on 10,000 to 30,000 sq ft of land in Pandamaran sold at a median of RM4.95 million, or RM315 psf of land (8 deals, 24 months to July 2026). One NAPIC record nearby: a 12,023 sq ft factory on Jalan Petai sold for RM3.48 million (RM289 psf) in July 2024.

See factories for rent and factories for sale for current units.

What to check on a Pandamaran factory

Pandamaran's estates are older and sit close to housing, so the condition of the unit and what you are allowed to run there matter as much as the price.

  • Tenure and lease: Sobena Jaya has freehold titles, Kampung Idaman and Kampung Bharu Pandamaran are leasehold, and units in Taman Perindustrian Pandamaran vary. Check the years left; see buying leasehold industrial property.
  • Truck access: terrace rows and older roads may not take a 40-foot container trailer to the door. Visit with your haulier.
  • Power, floor loading and roof: older units often need upgrades before a heavy process can move in.
  • Licences and discharge: confirm with MBDK and the Department of Environment what your process needs. Neighbouring Telok Gong has been under a Zero Discharge Policy since 2025.

Pandamaran or a nearby area?

Pandamaran suits smaller workshops, terrace and semi-detached factories, and businesses that want to stay close to Port Klang and Klang town. For detached factories on 1.5 to 3 acres, Telok Gong next door has more of that stock. For units near the Northport gate, see Northport; for newer leasehold estates next to Westports, see Pulau Indah.
