Where the Northport industrial areas are

Northport is the mainland half of Port Klang, north of Port Klang town. The Northport Highway (Federal Route 103, also called Jalan Pelabuhan Utara) runs 4.43 km from Port Klang to the container terminal gate, and its listed destinations include Bandar Sultan Suleiman.

The industrial land around the terminal falls into three areas: the Bandar Sultan Suleiman industrial area (Kawasan Perusahaan Bandar Sultan Sulaiman) east of the port, and the older Pelabuhan Klang Utara and Selat Klang Utara areas next to it. A 2020 EdgeProp deal report put a factory in Bandar Sultan Suleiman about 5 km from Northport and 7 km from Port Klang.

Road access: Shapadu Highway, NKVE and KESAS

The main route inland is the New North Klang Straits Bypass, better known as the Shapadu Highway (E30). It starts at the Northport Interchange and runs 17.5 km to Bukit Raja, where it meets the NKVE. The Bandar Sultan Suleiman interchange about 1 km from the start serves the industrial area directly. The highway is tolled, with the Kapar toll plaza at km 7 and electronic payment only.

Southbound, the Northport Highway connects to the North–South Port Link and the Shah Alam Expressway (KESAS), which is the usual way to Pulau Indah and Westport. Ask your haulier to time the run from the unit to both terminal gates at the hours you actually ship.

How busy Northport is

Northport handled a record 3.8 million TEU of containers in 2025, up 3.8% on 2024, and 12.9 million freight weight tonnes of conventional cargo, also its highest. Its busiest month was October 2025 at 366,131 TEU. Port Klang as a whole handled 15.14 million TEU in 2025.

Northport (Malaysia) Bhd, part of the MMC Group, runs Northport and Southpoint under a 30-year concession extension signed in March 2018. Whether your goods should go through Northport or Westports depends on your shipping lines and cargo type; the Westport vs Northport guide compares the two.

What the area is used for

Being next to the terminal suits operations that move containers every day: container depots and haulage yards, forwarding and bonded warehouses, and workshops that service trucks and prime movers. In the 2020 EdgeProp deal, the tenant of a Bandar Sultan Suleiman factory was a company servicing heavy vehicles, and the report noted strong demand for that kind of service around Northport.

Larger owners are active too. In September 2025 Axis-REIT agreed to buy about 3.64 hectares (roughly 9 acres) of leasehold industrial land with buildings in the Bandar Sultan Suleiman industrial zone from Barry Callebaut for RM50 million, citing its light-to-heavy industrial use.

Rents, prices and what to check

There is no official rent average for the Northport side. Two dated data points: in April 2020 a leasehold factory of 11,000 sq ft built-up on 90,343 sq ft of land in Bandar Sultan Suleiman was let for about RM31,600 a month, RM0.35 psf of land. FactoryHub's figures from 26 factory tenancies registered with JPPH in Bandar Sultan Suleiman and Northport in the 24 months to July 2026 show a median rent of RM1.33 psf a month, and RM1.54 for detached factories. In October 2026, 102 warehouses and factories listed for rent near Northport asked RM1.64 to RM1.90 psf a month, with a median of RM1.70. The Axis-REIT purchase works out to roughly RM128 psf of land, buildings included.

The titles in these examples are leasehold, and all 41 factory deals registered there in the 24 months to July 2026 were leasehold, so check the remaining lease before you buy or sign a long tenancy; see buying leasehold industrial property. ECRL cargo rail to Northport

The East Coast Rail Link was 94% complete in July 2026, with cargo operations due in early 2028. The 25 km spur from Jalan Kastam to Northport and Westports has been upgraded to double track, so warehouses near Northport will sit close to a rail-connected terminal serving the east coast.
