Where factories for sale are

Most port-related factories sit in Pulau Indah Industrial Park, next to Westports. Development of the island began in 1994, and about 3,225 acres of the park's leasehold tract were planned for industry. Its occupiers include IKEA, Federal Flour Mills, Central Sugars Refinery, YTL Industries and POSCO, and the Selangor Halal Hub is one zone inside it.

On the mainland, Port Klang's older industrial areas around Northport, Pelabuhan Klang Utara, Selat Klang Utara and Pandamaran are closer to town and to the Northport terminals. Telok Gong is a port-linked heavy industry zone with many plastics factories. In 2025 it became Selangor's first industrial area under a zero discharge policy, so check the environmental conditions that apply to your process.

Further inland, Klang has established estates in Bukit Raja, Meru and Kapar. Bandar Bukit Raja offers plots from about 1 acre for SMEs up to 30 to 40 acres for large users. Meru has access to the NKVE and the North Klang Straits Bypass.

What factories have sold for

Brickz, which publishes transactions from stamp duty records, lists 9 built industrial sales in Pulau Indah Industrial Park between June 2025 and April 2026. The median was about RM221 psf, with the middle half between RM130 and RM250 psf. Brickz mixes land and built-up area in its psf figure, so use the totals below rather than the psf to compare.

Across the wider Klang and Port Klang area, factory sales registered with JPPH in the 24 months to July 2026 had median prices of RM869,000 for terrace, RM4.95 million for semi-D and RM14.9 million for detached factories. For land values on their own, see the Pulau Indah industrial land price guide.

  • Intermediate terrace factory, 2,400 sq ft land: RM730,000 (Jul 2025)
  • Semi-D factory, 11,234 sq ft land: RM3.2 million (Oct 2025)
  • Warehouse on 2.8 acres: RM15.5 million (Jun 2025)
  • Warehouse on 2.6 acres: RM14.63 million (Nov 2025)

What to check before you offer

Start with the title. For leasehold land, note the expiry date and how many years remain, because that affects both resale value and how much a bank will lend. Many leasehold titles carry a restriction in interest, which means the transfer needs state consent. Build that approval time into your completion date. The leasehold buying guide walks through the steps.

Then check the factory against how you will actually use it. A cheap unit that cannot take your power load or your trucks will cost more to fix than the discount.

  • Land use category and express conditions on the title (industrial, and whether light, medium or heavy use is allowed)
  • Power supply in amps or kVA, and whether a substation is in place
  • Ceiling height and floor loading for your racking, cranes or machines
  • Road width, turning space and gate access for 40 ft container trucks
  • Certificate of Completion and Compliance (CCC) and Bomba fire approvals for the building as it stands now

Buying costs on top of the price

The largest cost is stamp duty on the memorandum of transfer, charged on the price or market value, whichever is higher. The rates step up as below.

On a RM3.2 million factory that works out to RM112,000: RM1,000 on the first RM100,000, RM8,000 on the next RM400,000, RM15,000 on the next RM500,000 and RM88,000 on the remaining RM2.2 million. Add legal fees for the sale and purchase agreement and any loan documents, which follow the scale set for solicitors, plus valuation fees if you borrow.

  • First RM100,000: 1%
  • RM100,001 to RM500,000: 2%
  • RM500,001 to RM1,000,000: 3%
  • Above RM1,000,000: 4%

Why the port matters to factory values

Port Klang handled a record 15.14 million TEU in 2025, with 11.33 million of that at Westports. Westports is building new terminals, and CT10 is expected to start operating in the third quarter of 2028. ECRL cargo services to Port Klang are scheduled for early 2028. See what the Westports expansion means for the timeline.

For a factory owner, the practical question is which terminal your shipping lines use and how often trucks run between the factory and the port. That decides whether Pulau Indah or the mainland suits you better.

Questions buyers and tenants ask

How much does a factory cost in Pulau Indah?

Recorded sales in Pulau Indah Industrial Park from mid-2025 to early 2026 ranged from RM730,000 for a 2,400 sq ft terrace factory to RM3.2 million for a semi-D on 11,234 sq ft, and RM14.6 million to RM15.5 million for warehouses on 2.6 to 2.8 acres (Brickz).

Is Pulau Indah Industrial Park freehold or leasehold?

Leasehold. Every 2025-26 transaction recorded on Brickz for the park is leasehold, and a 7.31-acre plot bought by Colform in October 2025 was a 99-year lease. Check the expiry date on each title, since lease terms can differ.

What stamp duty do I pay when buying a factory?

Transfer stamp duty is 1% on the first RM100,000, 2% up to RM500,000, 3% up to RM1 million and 4% above that. A RM3.2 million factory pays RM112,000.

What is the difference between detached, semi-D and terrace factories?

A detached factory stands on its own plot with space around it for trucks, loading and future extension. A semi-D shares one wall and usually has a side yard. A terrace factory shares both side walls, so it is cheaper but has the least space for container trucks and loading.

Can foreigners buy industrial property in Selangor?

Yes, but a foreign buyer or foreign-controlled company needs state approval, and the state sets minimum price thresholds for foreign purchases. The thresholds and conditions change from time to time, so confirm the current rule with your lawyer before you sign anything.

Can I get a bank loan for a leasehold factory?

Yes, banks finance leasehold industrial property, but they look at the remaining lease. A shorter remaining term can reduce the amount or tenure a bank will offer, so ask your banker early.
