What land has actually sold for

Brickz, which compiles transactions from stamp duty records, lists three vacant land deals in Pulau Indah Industrial Park between March 2025 and February 2026. The median was about RM95 psf, with the 25th percentile at RM87 and the 75th at RM101. The plots were 1.1 to 1.6 acres and all were leasehold.

Three deals is a small sample. Treat RM95 psf as a reference point for mid-sized plots, not a market average. One unusual plot, such as a corner lot or a site with an existing substation, can move a median this thin.

A wider dataset adds context. FactoryHub compiles transfers registered with JPPH, the government valuation department, for Pulau Indah, Westport and PIIP together. It records 30 industrial land sales in the 24 months to July 2026 at a median RM82 psf of land, typically RM71 to RM90 psf. The median plot was about 3.9 acres, much larger than the Brickz plots, which fits the lower rate.

A larger deal gives a second reference. In October 2025 Colform announced it had bought a 7.31-acre plot in the park, on a 99-year lease, for RM25.2 million. At 43,560 sq ft per acre that is about 318,424 sq ft, or roughly RM79 psf. This is our own calculation from the published price and area. Bigger plots usually sell at a lower rate per sq ft than smaller ones.

What owners are asking

FactoryHub counted 62 industrial land plots listed for sale on Pulau Indah in October 2026, at a typical asking price of RM56 to RM85 psf of land and a median of RM71 psf. The plots ran from about 2.1 to 32 acres, all larger than the 1.1 to 1.6-acre deals above, which helps explain why their median sits below RM95 psf. FactoryHub's guide to Pulau Indah industrial land for sale matches plots to logistics, food and e-commerce uses.

Asking prices are what owners hope to get. The gap between the low and high end reflects plot size, location within the island, frontage and how much lease is left. Compare any asking price with the transacted figures above before making an offer. You can see current land on the industrial land for sale page.

How to work out a budget for a plot

Land is priced per sq ft of land area. Convert acres to sq ft, then multiply by a price per sq ft. One acre is 43,560 sq ft.

Worked example for a 1.5-acre plot: 1.5 × 43,560 = 65,340 sq ft. At the transacted median of RM95 psf, 65,340 × RM95 = RM6,207,300, or about RM6.2 million. At RM87 psf it would be about RM5.68 million, and at RM101 psf about RM6.60 million.

Add transaction costs on top. The memorandum of transfer attracts stamp duty on a tiered scale (see the leasehold buying guide), plus legal fees, state consent fees where the title requires consent, and financing costs.

  • 1 acre: 43,560 sq ft × RM95 = about RM4.14 million
  • 2 acres: 87,120 sq ft × RM95 = about RM8.28 million
  • 5 acres: 217,800 sq ft × RM95 = about RM20.7 million (larger plots usually trade lower per sq ft)

Factories and warehouses: built industrial prices

Brickz also lists nine built industrial transactions in the park from June 2025 to April 2026, with a median of about RM221 psf. The psf basis mixes land and built-up area, so use these as rough markers rather than comparable rates.

Large warehouses on big plots work out low per sq ft of land, while small terrace and semi-detached factories work out high. If you are comparing built units, ask for both land and built-up areas and compare like with like. Current units are on the factory for sale and warehouse for sale pages.

  • Warehouse on 2.6 acres: RM14.63m, about RM130 psf (Nov 2025)
  • Warehouse on 2.8 acres: RM15.5m, about RM128 psf (Jun 2025)
  • Semi-detached factory, 11,234 sq ft land: RM3.2m, about RM285 psf (Oct 2025)
  • Intermediate terrace factory, 2,400 sq ft land: RM730,000, about RM304 psf (Jul 2025)

What moves the price of a plot

Two plots in the same park can be priced far apart. These are the factors that usually explain the difference.

  • Plot size: larger plots usually sell for less per sq ft.
  • Corner position and road frontage: easier truck access and more frontage add value.
  • Lease remaining: a leasehold title with fewer years left is worth less and can be harder to finance.
  • Phase and neighbours: established phases with roads and drains in place differ from newer phases.
  • Power and utilities: available electricity capacity and water supply affect what can be built and how soon.
  • Land use category and express conditions on the title: these decide which industries are allowed.

How prices have moved since 2016

A 2018 feature in The Edge reported that Phase 3C of the park launched at about RM60 psf in 2016, and that transactions in 2015 and 2016 ranged from RM38 to RM67 psf. JPPH-registered data compiled by FactoryHub shows the yearly median for industrial land in Pulau Indah, Westport and PIIP at RM65 psf in 2021, RM70 in 2022, RM76 in 2023, RM75 in 2024 and RM79 in 2025. Against a 2025-26 median of about RM95 psf for smaller plots, land in the park has been rising over the decade.

Past movement is not a forecast. Port volumes, the Westports expansion and new parks such as SBB Industrial Park will all affect supply and demand from here.

Questions buyers and tenants ask

What is the price of industrial land in Pulau Indah?

Recorded deals in Pulau Indah Industrial Park from March 2025 to February 2026 had a median of about RM95 psf (three leasehold plots of 1.1 to 1.6 acres). A 7.31-acre plot sold for about RM79 psf in October 2025. JPPH-registered data for the wider area shows a median RM82 psf over the 24 months to July 2026, and listed land asked a typical RM56 to RM85 psf in October 2026.

How do I calculate the price of an industrial plot?

Multiply the land area in sq ft by the price per sq ft. One acre is 43,560 sq ft, so a 1.5-acre plot is 65,340 sq ft. At RM95 psf that is about RM6.2 million, before stamp duty, legal fees and other costs.

Is Pulau Indah industrial land freehold or leasehold?

Brickz describes Pulau Indah Industrial Park as a leasehold project, and all its recorded 2025-26 transactions were leasehold. The Colform plot bought in 2025 was a 99-year lease. Check the title of each plot for the exact term and years remaining.

How do asking prices compare with transacted prices?

In October 2026 listed Pulau Indah land typically asked RM56 to RM85 psf, close to the RM82 psf JPPH median for the wider area. Asking prices are set by owners and leave room to negotiate, and plot size moves the rate, so use recorded deals on similar-sized plots as your benchmark.

Are bigger plots cheaper per sq ft?

Usually, yes. The 7.31-acre Colform plot worked out to about RM79 psf, below the RM95 psf median for 1.1 to 1.6-acre plots over a similar period.
