For a wider choice, fellow CID agent Peter Tan lists Industrial land for sale in Klang and Port Klang on FactoryHub.

Where industrial land is available

Pulau Indah Industrial Park is the main source of port-side industrial land. The island also has a newer park by the same developer, SBB Industrial Park (formerly Selangor Bio Bay), planned as about 1,000 acres of sea-fronting land in three precincts over 25 years. Its Precinct 1 Phase 1A of 40 industrial lots is on sale for light and medium industries such as F&B, processing, logistics, warehousing, manufacturing and packaging.

The Port Klang Free Zone does not sell land, but it has announced plans to offer open land on leases of up to 30 years.

On the mainland, Bandar Bukit Raja in Klang offers plots from about 1 acre up to 30 to 40 acres. In Kapar, about 157 acres of freehold land were assembled for RM687.89 million in 2026 by a buyer linked to DayOne data centres, a sign that large freehold sites near Klang are drawing new types of demand.

Land prices: transacted and asking

Transacted prices come from stamp duty records published by Brickz. Three land sales in Pulau Indah Industrial Park between March 2025 and February 2026, on plots of 1.1 to 1.6 acres, had a median of about RM95 psf, with the middle half between RM87 and RM101 psf. The sample is small, so treat it as a guide, not a valuation.

Colform's October 2025 purchase of a 7.31-acre plot for RM25.2 million works out to about RM79 psf. Larger plots often trade lower per square foot than small ones.

JPPH-registered deals give a wider sample. Industrial land in Pulau Indah, Westport and PIIP sold at a median of RM82 psf over the 24 months to July 2026 (typically RM71 to RM90, 30 deals), against RM88 psf across Klang and Port Klang (154 deals). Pulau Indah listings in October 2026 typically asked RM56 to RM85 psf, with a median of RM71. For comparison, PIIP Phase 3C launched at about RM60 psf in 2016. The full breakdown is in the Pulau Indah industrial land price guide.

Due diligence on industrial land

Land carries more unknowns than a finished factory, because you are buying the right to build. Do the title search and the planning checks before you pay a deposit. The leasehold buying guide explains the consent step for leasehold titles.

  • Title search: registered owner, tenure, lease expiry, encumbrances and any restriction in interest
  • Land use category and express conditions, and whether they allow your type of industry
  • Infrastructure at the boundary: road access, electricity supply and substation space, water and drainage
  • Planning permission and building plan approval from the local council before construction
  • Any developer conditions or deadlines to build within a set period

Stamp duty on land

Transfer stamp duty follows the same scale as for buildings, charged on the price or market value, whichever is higher. On Colform's RM25.2 million plot the duty works out to RM992,000: RM24,000 on the first RM1 million and 4% on the remaining RM24.2 million.

Budget separately for legal fees, building plan and approval fees, and construction.

  • First RM100,000: 1%
  • RM100,001 to RM500,000: 2%
  • RM500,001 to RM1,000,000: 3%
  • Above RM1,000,000: 4%

How to start

Tell Ms Teh Seok Hoon (PEA 4006, CID Realtors (Setia Alam) Sdn Bhd, E (1) 1855/8) the land size, the industry you plan to run, your power needs and budget. If you would rather not build, see factories for sale or the current listings.

Questions buyers and tenants ask

What is the industrial land price in Pulau Indah?

Three sales in Pulau Indah Industrial Park from March 2025 to February 2026 had a median of about RM95 psf (Brickz). Across 30 JPPH-registered land deals in Pulau Indah, Westport and PIIP in the 24 months to July 2026, the median was RM82 psf. Listings in October 2026 typically asked RM56 to RM85 psf.

Is Pulau Indah industrial land freehold?

Land in Pulau Indah Industrial Park is leasehold. All 2025-26 transactions recorded on Brickz are leasehold, and the Colform plot bought in October 2025 is a 99-year lease.

Can industrial land be used for commercial purposes?

Only if the title's land use category, express conditions and local zoning allow it. Otherwise the owner must apply to change the use, which needs approval and may involve a premium. Check the title and the local plan before you buy.

How do I convert agricultural land to industrial land in Malaysia?

The owner applies to the state authority under the National Land Code to change the land use category, usually with planning input from the local council. If approved, a premium is payable and new conditions are endorsed on the title. It takes time, so buying land that is already industrial is usually faster.

Can foreigners buy industrial property in Selangor?

Yes, but a foreign buyer or foreign-controlled company needs state approval, and the state sets minimum price thresholds for foreign purchases. The thresholds and conditions change from time to time, so confirm the current rule with your lawyer before you sign anything.

What stamp duty applies to industrial land?

The same transfer scale as buildings: 1% on the first RM100,000, 2% up to RM500,000, 3% up to RM1 million and 4% above that. A RM25.2 million plot pays RM992,000.
