Renting a factory or warehouse in Bandar Sultan Suleiman, Port Klang: what to check beside Northport
Ms Teh Seok Hoon, PEA 4006. Updated
If you rent a factory or warehouse in Bandar Sultan Suleiman, beside Northport in Port Klang, expect workers living next door in the public flats and roads shared with a busy residential community, so ask about delivery hours, trailer parking and the fire certificate before you sign. MBDK is the council, the state says the industrial park has no illegal factories, PKNS worker quarters are due in 2028, and registered factory rents had a median of RM1.31 psf a month.
Key takeaways
- Bandar Sultan Suleiman is the township and industrial area next to Northport, Port Klang's North Port; Northport itself is the port terminal.
- It falls under the Klang Royal City Council (MBDK), which said in April 2026 that new structures or land works without approval around the area face immediate enforcement.
- Industrial land here is used from light to heavy industry: Axis-REIT bought a 3.64 hectare leasehold site in the Bandar Sultan Suleiman Industrial Zone for RM50 million in 2025.
- JPPH-registered factory tenancies in the 24 months to August 2026 had a median rent of RM1.31 psf a month, and RM1.52 for detached factories.
- PKNS is building CLQ Laman Lestari, quarters for 5,712 workers expected to be completed in 2028, which matters for employers who must house foreign workers to the legal standard.

What and where Bandar Sultan Suleiman is
Bandar Sultan Suleiman is a township in Port Klang, Selangor, next to Northport, the port whose official address is Pelabuhan Utara, 42000 Port Klang (Northport). The Selangor state government described its industrial park in April 2026 as a significant township near Northport (The Star). On this site it is part of the Northport area. FactoryHub's full guide to the Northport and Bandar Sultan Suleiman industrial area covers factory prices, rents and land.
It is not only an industrial estate. The township also has the Bandar Sultan Suleiman public flats, which the council lists as 12 blocks with 1,048 strata units in a February 2026 tender for their management (MBDK). Many of the people living there work in the factories around them: when Immigration, the police and MBDK raided the flats in June 2024, officers said most of the foreigners worked in nearby factories, and 1,700 were held for document checks (Utusan Malaysia).
For a factory or warehouse user this means two things. Labour lives close by, and the industrial area shares roads with a busy residential community, so delivery hours, parking of trailers and noise are worth asking about before you sign.
One place, several names
You will see the name written in several ways, and they all point to the same place. News reports use both Suleiman and Sulaiman: Bernama writes Bandar Sultan Sulaiman (Bernama), Kosmo uses both spellings (Kosmo). The industrial part appears as Kawasan Perindustrian Bandar Sultan Suleiman, Bandar Sultan Suleiman Industrial Park (The Star) and Bandar Sultan Suleiman Industrial Zone (NST).
Two names are often mixed up with it. Northport (North Port, Pelabuhan Utara) is the port company and its terminal, run by Northport (Malaysia) Bhd; the township is the land beside it. And Bandar Sultan Suleiman is never shortened to SBB: SBB is Selangor Bio Bay, a separate estate on Pulau Indah across the Klang River. Some owners also market units on the Northport side under estate names such as Perdana Industrial Park; when you compare units, ask for the lot and title details rather than relying on the estate name.
In Chinese the township is written 苏丹苏莱曼镇, usually with 巴生北港 (Northport) next to it so readers know which side of Port Klang it is on.
Council and rules: MBDK and the April 2026 enforcement stance
Planning, building and business licences in Bandar Sultan Suleiman come from the Klang Royal City Council (Majlis Bandaraya Diraja Klang, MBDK). In April 2026 the state's local government committee chairman, Datuk Ng Suee Lim, told the State Assembly that the Bandar Sultan Suleiman Industrial Park itself has no illegal factories, but 10 unauthorised factories had been found in the surrounding areas. Seven were regularised through planning permission and three face enforcement (The Star).
He also said any new structure or land work without approval in Bandar Sultan Suleiman and the surrounding areas will face immediate action: warning notices to operators and landowners, tape at site entrances, and possibly prosecution and cutting of utilities, under the Town and Country Planning Act 1976, the Street, Drainage and Building Act 1974 and council by-laws. MBDK's joint task force, JForce, monitors industrial premises (The Star).
The practical point: a unit inside the gazetted industrial area is on firmer ground than a shed on nearby agricultural land. Before you rent, ask the owner for the approved building plans and the certificate of completion and compliance, and check that any extension or open yard was approved. Our guide to what MBDK checks for an industrial licence lists the documents.
Northport and the roads out
The reason most users come here is the port next door. Northport (Malaysia) Bhd, part of MMC Ports, which is wholly owned by MMC Corporation Berhad, handles containers, cars, break bulk and liquid and dry bulk cargo, with conventional cargo also going through its Southpoint site (Northport). In 2025 it handled a record 3.8 million TEU of containers, up 3.8% on 2024, and 12.9 million freight weight tonnes of conventional cargo, and its results helped Port Klang enter the world's top 10 busiest container ports for the first time (NST).
Inland, the New North Klang Straits Bypass, known as the Shapadu Highway, runs 17.5 km between North Port and Bukit Raja, Klang, with toll plazas at Kapar and Bukit Raja. That is the road most trucks from the township use to reach Kapar, Bukit Raja and the expressways beyond. Ask your haulier to time the run from the unit to the Northport gate and, if you also ship through Westports, to Pulau Indah at the hours you actually move cargo. The Westport vs Northport guide helps you decide which side of Port Klang suits your shipping lines.
What kind of operation fits, and what deals are registered
Land in the industrial zone is used for a wide range of industry. When Axis-REIT agreed in September 2025 to buy about 3.64 hectares of leasehold land from Barry Callebaut Malaysia in the Bandar Sultan Suleiman Industrial Zone for RM50 million, the filing described it as designated for light-to-heavy industrial usage (NST). The state agency PKNS lists Bandar Sultan Sulaiman among its key industrial projects in the Klang area under its plan to develop more than 6,600 acres of industrial land in Selangor by 2030 (Bernama).
Next to a container terminal, the users who gain most are those who move boxes every day: port-linked warehousing and forwarding, haulage and container depots, and manufacturers who import raw materials or export by sea. All of Ms Teh's current units on the Northport side are recorded as medium industry, but the class of any unit comes from its own planning approval, so check it for the activity you plan; see light, medium and heavy industry for what the classes mean.
JPPH-registered transactions compiled by FactoryHub for Bandar Sultan Suleiman and Northport give a dated picture (FactoryHub, JPPH-registered data). In the 24 months to August 2026 there were 30 registered factory tenancies with a median rent of RM1.31 psf a month; detached factories had a median of RM1.52 psf a month across 16 tenancies, a median monthly rent of RM34,500 for about 25,000 sq ft. On the sale side, 8 detached factory deals had a median price of RM18.95 million, RM194 psf of land, and 28 terrace factory deals had a median of RM360,000, RM137 psf of land. These are the registered records so far, not every deal in the area.
Worker housing: CLQ Laman Lestari
Housing for workers is a real question here. In June 2023 PKNS launched a centralised labour quarters (CLQ) on 1.7 hectares inside the Bandar Sultan Suleiman industrial area: 336 units for up to 5,712 workers, at a cost of RM120 million, with up to 17 workers a unit and an expected rent of RM350 a month per worker. Construction was due to start at the end of 2023 and finish in 2028, employers get priority in the first phase, and the project follows the Workers' Minimum Standards of Housing and Amenities Act 1990 (Utusan Malaysia). In October 2024 PKNS said the CLQ would serve the area around Bandar Sultan Sulaiman (Bernama).
If you employ foreign workers, plan their accommodation before you move in: the 1990 Act sets the standard their housing must meet, and the 2024 raid on the flats shows enforcement does reach this area. The CLQ is not yet complete, so for now accommodation has to be arranged separately.
What to check before renting a unit here
Fire is the first check for a warehouse that stores goods. In August 2021 a fire destroyed a glove factory's finishing and storage building in Bandar Sultan Sulaiman, with losses estimated at RM35 million and about 30% of the compound affected (Kosmo). In July 2022 a furniture factory in the Kawasan Perindustrian Bandar Sultan Suleiman was 70% destroyed, and five fire stations were sent (Kosmo). Ask whether the unit has a current fire certificate for the goods and racking height you plan, and whether sprinklers and hydrants work.
- Title: the land in the 2025 Axis-REIT purchase was leasehold, so do not assume freehold; check the remaining lease and any restriction in interest on the title.
- Approvals: approved plans and certificate of completion and compliance for every building and extension, and the industry class in the planning approval.
- Power: the supply in amps at the main switchboard, for example the 1000A on this 57,447 sq ft warehouse for rent in Bandar Sultan Suleiman.
- Access: whether a 40-foot trailer can turn into the loading bay and park inside the compound rather than on a residential road.
- Drainage and flooding: ask about past water entry and check the floor level; our flood checks guide lists public sources.

Questions buyers and tenants ask
Is Bandar Sultan Suleiman the same as Northport or Pelabuhan Utara?
Not exactly. Northport, also called North Port or Pelabuhan Utara, is the port terminal run by Northport (Malaysia) Bhd. Bandar Sultan Suleiman is the township next to it, with an industrial area and public flats. People often use either name for the factories and warehouses around the port.
Is it spelled Sultan Suleiman or Sultan Sulaiman?
Both spellings appear in Malaysian news and mean the same township. It should not be shortened to SBB: SBB means Selangor Bio Bay, a different estate on Pulau Indah.
Which council handles factories in Bandar Sultan Suleiman?
The Klang Royal City Council (MBDK). It issues building approvals and business licences there, and its JForce task force monitors industrial premises. In April 2026 the state said unapproved new structures in and around the area face immediate enforcement.
How much is factory rent in Bandar Sultan Suleiman?
JPPH-registered factory tenancies in Bandar Sultan Suleiman and Northport over the 24 months to August 2026 had a median rent of RM1.31 psf a month across 30 tenancies, and RM1.52 psf a month for detached factories. Size, condition, power and access set the rent of a given unit.
Who owns Northport?
Northport (Malaysia) Bhd is part of MMC Port Holdings Berhad (MMC Ports), which is wholly owned by MMC Corporation Berhad. It runs the Northport terminal and the Southpoint site in Port Klang.
Where will factory workers in Bandar Sultan Suleiman live?
Many live in the township's public flats today. PKNS is building CLQ Laman Lestari in the industrial area, 336 units for up to 5,712 workers at an expected RM350 a month each, with completion expected in 2028 and priority for employers.
