Westport (West Port), Port Klang: Ms Teh's notes on the units nearby, the CT10 to CT17 expansion and rents

Westports handled 11.33 million TEU in 2025, about three quarters of Port Klang's total. It sits on Pulau Indah, so industrial property near Westport means units in Pulau Indah Industrial Park, the Port Klang Free Zone and SBB Industrial Park: warehouses, factories and land used by logistics and port-linked manufacturers. Westport is also known as West Port Klang or, in Malay, Pelabuhan Barat.

Westport and Port Klang: how they fit together

Port Klang is not one terminal. It has three port areas: Northport and Southpoint on the mainland, and Westports on Pulau Indah. Northport and Southpoint are run by Northport (Malaysia) Bhd of the MMC Group, whose concession was extended by 30 years in 2018. Westports is run by Westports Malaysia Sdn Bhd, part of the Bursa-listed Westports Holdings Berhad.

In 2025 Port Klang handled a record 15.14 million TEU, up 3.4% from 14.64 million. Westports moved 11.33 million TEU of that and Northport 3.8 million. Transshipment made up 8.41 million TEU, and Port Klang ranked 10th in Lloyd's List Top 100 Ports.

For a warehouse or factory user, the practical question is which terminal your shipping lines call at. If most of your boxes go through Westports, a unit on Pulau Indah cuts the truck run to the gate. Our Westport vs Northport guide compares the two sides.

Where the industrial property near Westport is

Westports sits on Pulau Indah, and the industrial estates around it are on the same island. The developer of Pulau Indah Industrial Park describes the park as adjacent to Westports. The Port Klang Free Zone covers about 1,000 acres on Pulau Indah, and SBB Industrial Park is a newer sea-fronting park by the same developer as PIIP.

Units here range from terrace and semi-detached factories to warehouses on 2 to 3-acre plots and vacant industrial land. In 2025, Brickz recorded warehouses on 2.6 and 2.8-acre plots in PIIP selling for RM14.63 million and RM15.5 million.

  • Pulau Indah Industrial Park (PIIP): about 3,500 acres, leasehold, heavy industry, halal hub and general industry.
  • Port Klang Free Zone (PKFZ): free commercial and industrial zone, space taken on lease.
  • SBB Industrial Park: about 1,000 acres planned in three precincts, first phase of 40 lots on sale for light and medium industry.

Westports 2: CT10 to CT17

On 8 December 2023 Westports signed a 58-year extension of its concession to 2082, with total investment of RM39.6 billion. The plan adds eight container terminals, CT10 to CT17, and lifts capacity from 14 million to 27 million TEU. Phase 1 covers CT10 to CT13 and Phase 2 covers CT14 to CT17; the terminals are projected to cost RM12.6 billion.

In May 2026 analysts put CT10 to CT13 construction at about 56% complete, slightly ahead of schedule. CT10 is expected to start operating in 3Q2028 (Wharf 1) and 4Q2028 (Wharf 2), with CT11 in 4Q2029 or 1Q2030. CT14 to CT17 is expected after 2036; treat that date as indicative.

More port capacity on the island usually means more operators looking for space close to it. The CT10 to CT17 guide sets out the timeline in more detail.

Tariffs, rail and a third terminal

Container tariffs at Westports rose 15% on 15 July 2025 and 10% on 1 January 2026, with a further 5% due on 1 January 2027. If you are comparing a site on the island with one inland, include port charges as well as rent in the comparison.

Two other projects affect the area. The Cabinet approved a third Port Klang terminal on Carey Island in 2026, adjacent to Westports, to be built in phases over close to 20 years. The ECRL rail line is scheduled to start cargo operations in early 2028, and the 25 km spur from Jalan Kastam to Northport and Westports has been upgraded to double track.

What to check before taking a unit near Westport

Most land in PIIP is leasehold, so check the remaining lease on the title and whether your bank will lend against it. The leasehold buying guide lists what to ask for.

For warehouses, the specs that decide whether a unit works are usually power supply, clear ceiling height for racking, floor loading, and room for 40-foot container trucks to turn and queue. For rent, factoryhub.my's Westport and Pulau Indah warehouse search showed a typical asking rent of RM1.59 to RM2.00 psf a month in October 2026 (median RM1.80, 87 listings, mostly 40,000 sq ft and up). Asking rents are not signed rents, so negotiate from the unit's specs.

Ms Teh can shortlist units by power, ceiling height and distance to the Westports gate. See warehouses for rent or industrial land for sale.
